🏭 Los Angeles Warehouse Vacancies Reach 10-Year High Industrial property vacancies in the greater Los Angeles area, the largest market in the US for this property type, have surged to their highest level in a decade according to an article published by Bloomberg looking at data from Colliers. 📉 Changing Landscape: Over the past 24 months, industrial vacancies and availability have soared to historic highs, driven by factors such as increased construction, cooling international trade, and rising borrowing costs. 📦 Impact of Online Shopping Boom: Warehouses were previously in high demand due to the surge in online shopping during the pandemic, leading to historically low vacancy rates in early 2022. However, the market has since experienced a downturn. 📈 Rising Vacancy Rates: The vacancy rate for industrial buildings in the greater Los Angeles area rose to 4.1% in the first quarter of 2024, up from 1.5% in the first quarter of 2023. Asking rents have also decreased over the past year. 🌐 Inland Empire Submarket: The vacancy rate in the Inland Empire submarket, a key logistics hub for e-commerce, reached 6.2%, the highest level since 2013. Sitting here on this sunny Saturday morning listening to Lee interviewing potential new superstars who would like to join our property detailing team. All new employees are put on an intensive 3 month in house training course when they join our team. This includes the standard stuff like COSHH, manual handling, working at height, ladder safety, driver awareness, green card CSCS and basic risk assessment adherence. We also train our team on every individual product and tool we use and every eventuality they can be used on (and there are a lot!!) We also train them on different surface types such as timber frame, upvc or even metal frame window fittings, standard windows, sash windows, leaded windows, velux windows, tiled floors, oak floors, LVT floors, laminate floors, and how to work on them depending on if they are treated or not…..The list really is non-exhaustive - and we look to learn new things every day. We call it the Broomsticks academy! We do not employ people with previous cleaning experience on purpose. This is the level of expertise you get when Broomsticks Housekeeping Services Ltd are appointed to “clean” your developments and projects. There’s a reason my hands are so soft. Yesterday, I was feeling proud after buying a drill (screw driver if honest) and getting defeated by IKEA for 5hours + However, it got me thinking about different careers and whether I could be: 1. Construction workers 2. Plumbers 3. Electricians Let’s just say, I have a newfound respect for those professions! Meanwhile, we salespeople think closing a tough deal is hard work! 😂 Imagine actually having to build something with your hands instead of just talking about it. It got me thinking: could a salesperson survive a day as a construction worker, plumber, or electrician? Or would we just stand around “selling” our vision for the project? (Admit it, you know at least one salesperson who’d try to close a deal on their expertise in using a screwdriver). Any fellow salespeople here with DIY fails?
