The 2444 Eglinton project has been recognized by Storeys as a significant part of the City of Toronto's 'Housing Now' initiative. The house is coming along nicely! There has been significant progress, which may not always be visible on the surface. Much of the construction happening beneath the brick and mortar involves gradual changes. Only Jon and everyone involved, from sourcing materials to the builders on-site—truly understand the amount of blood, sweat, and tears that have gone into getting the project this far! It is starting to look like the process is moving along swiftly, with all the layers coming together. Suddenly there are 5 experts sharing thoughts from a different perspective and answering potential clients' questions. We can stitch together the emotional and logical arguments for a decision by a third party. That is SO much more powerful than you saying how well a project went.

"Gentle Density" housing refers to a planning and development approach that aims to increase residential density in urban and suburban areas while maintaining the character and scale of existing neighbourhoods. Unlike high-rise or high-density developments, which often involve tall buildings and large-scale redevelopment projects, gentle density focuses on incremental and context-sensitive infill development, such as townhouses, duplexes, triplexes, and small-scale multi-unit buildings. We are supporting Small Housing, a Vancouver-based non-profit organization, in the promotion and development of gentle muli-family densification in British Columbia. As new “gentle densification” projects are explored on single-family lots, we leverage our proforma modelling and development expertise to assist in creating viable projects in municipalities across BC.
