CAPSTONE COLLEGIATE HOUSE RELOCATION Schneider Structural Engineers is proud to be a part of this historical move. In partnership with Ankrom Moisan and JJSC, LLC, SSE conducted a thorough review of the existing structures to evaluate their ability to withstand relocation. This is a crucial first step in any building relocation project, as it helps identify potential weaknesses or areas that may need reinforcement before the move. After determining the structures could be safely moved, SSE designed permanent foundations to support the homes in their new locations. This step was essential to ensure the long-term stability and integrity of the relocated buildings. Great care was taken to replicate the historic look of the original foundations for all five structures. REQUEST FOR PROPOSALS: Deadline - December 9, 2024 The southern Indiana City of Cannelton is seeking proposals from qualified developers for the rehabilitation and adaptive reuse of a historic Italianate commercial building it owns at 201 Washington Street. Due to the structure’s deteriorated condition, the building is slated for demolition by the end of 2024 if a new owner isn’t found. The building stands in Cannelton’s historic district along State Road 66, part of the Ohio River National Scenic Byway. Indiana Landmarks named the town’s downtown to its 10 Most Endangered Places list in 2018, and it has remained on the preservation organization’s watch list ever since. Proposals are due on Dec. 9, and developers must commit to a timely and sensitive rehabilitation of the building for mixed commercial and residential use consistent with the City’s Downtown Revitalization Plan, adopted in 2013. Classified as a contributing structure in the Cannelton National Register Historic District, the building is eligible for federal rehabilitation tax credits as an income-producing property and might qualify for a $20,000 grant from the City of Cannelton, based on the merits of the project. “We’d really like to save this piece of our community’s history, but if we can’t find a partner to do it, the building will have to be demolished,” said Mayor Morris “Smokey” Graves. “We have a $20,000 grant for demolition that expires Dec. 31, 2024. We’re seriously hoping to find an alternative and reallocate the grant for something lasting and sustainable.” The City of Cannelton will review proposals with Indiana Landmarks. The quality-based selection process will not necessarily result in the property’s being sold to the entity offering the highest purchase price. Modular construction is intuitively appealing and the productivity gains could be valuable...especially in the non-market sector. In Canada and US, the price of new housing, either rental or ownership, is dictated by market conditions much than the cost of construction. One thing not really mentioned in the article that could help boost modular is the lower environmental impact...if there were financial incentives for low impact construction. Some of this is related to energy efficiency and the environmental impact of materials, but there are other things like the vehicle miles driven to a building site with conventional construction (compared to modular). Our team was privileged to join Terrene Searle CPA and Angus Booth from Tetris Capital for a guided tour of the Prahran Ground Lease Model (GLM) project, delivered in partnership with Homes Victoria. The project is being delivered by the Building Communities Consortium led by Tetris Capital, Icon Kajima and Community Housing (Vic) Limited. We were impressed by the quality and diversity of dwellings on offer, comprising 434 dwellings including townhouses and apartments catering to several markets i.e. social housing, affordable homes and market rentals and Specialist Disability Accommodation (SDA) dwellings. Under the GLM, public land is leased to not-for-profit Project Co who finance, design, construct and manage the sites for 40 years, before handing all dwellings back to Homes Victoria. At the end of the lease, the land and all dwellings will come under the management of Homes Victoria. An exciting project! Well done to everyone involved. We are looking forward to seeing more.
