Klabin In The News: The Klabin Company completes industrial lease trifecta, with a combined value of nearly $13 million in Torrance, CA for leading industrial real estate firms Rexford Industrial and Storm Properties, Inc. The Klabin Company’s Matt Stringfellow, SIOR, and Courtney Bell represented Rexford Industrial and Storm Properties, Inc. in the completion of all three leases with an average price per square foot of $1.75 net. In the first transaction, Stringfellow and Bell finalized a 61-month lease renewal for the Rexford-owned 32,800-square-foot industrial building at 1300 Storm Parkway in Torrance. The concrete tilt-up building, situated on more than 1.7 acres, features 1,000 SF of offices, six ground-level doors, two dock-high positions and 26’ clear height. In the same business park, at 1320-1330 Storm Parkway, All Access signed a 61-month lease renewal for 38,850 SF. Set on almost two acres, this concrete tilt-up building features 8,700 square feet of office space, two ground-level doors, four dock-high positions and 25’ clear height. All Access has occupied the two Storm Parkway properties for several years. As part of its expansion, All Access committed to a 61-month lease at the Storm Properties-owned industrial building at 23223 Normandie Ave. in Torrance. It features a total of 41,936 SF with 7,330 SF of offices and 155 parking space on more than 2.6 acres. A new proposal to redevelop the Shops on Steeles and 404 community mall on the north side of Steeles Avenue East between Don Mills Road and Highway 404 has been submitted to the City of Markham, reported UrbanToronto.ca. "This masterplanned, mixed-use community would span eight buildings, bringing together residential, retail, and public spaces, and reshaping the German Mills neighbourhood just beyond of Toronto's northern city limits. Designed by Arcadis for a joint venture of Minett Capital, Streamliner Properties, and Kerbel Group, collectively operating under the banner of SOS GP Inc. ("Shoppes on Steeles General Partnership")." "The site, municipally addressed as 2900 Steeles Avenue East, currently hosts 26,905m² of non-residential Gross Floor Area. The site is primarily comprised of retail outlets, personal service establishments, and parking. An Esso gas station that once stood at the corner of Don Mills and Steeles has recently been demolished." "The development proposal envisions a mix of high-rise residential buildings, diverse retail space, and welcoming public spaces. A Toronto firm behind one of downtown Ottawa’s biggest mixed-use developments says it hopes to break ground next year on another project that could see thousands of housing units built in Kanata North, reported Ottawa Business Journal. "main + main Developments wants to transform a 13.6-acre site at the corner of March Road and Terry Fox Drive into a cluster of mid- and highrise buildings that would include more than 2,000 residential suites.
