ADU + Main Residence: 2 Unit Condo Project !

The California legislature passed AB 1033 and AB 976, both effective January 1, 2024. AB 1033 authorizes a local agency (i.e. City or County) to adopt a local ordinance to allow separate conveyance of the primary dwelling unit and accessory dwelling unit or units as condominiums, as specified in the bill.

If you are the President of a Realtors Association and your association has members whose clients would benefit from the above change, you need to contact the Mayor of your City, members of the City Council and/or the City Attorney and urge enactment of a local ordinance consistent with AB 1033 and AB 976.

As great as this sounds, this is going to be a horrible disaster in 40 years. Anyone with condominium HOA involvement will know what I mean. I hope those governing docs people put together for their "condos" have some pretty detailed language...
