Take advantage of  the warm summer temperatures for a quick renovation

Nobody likes to deal with damp walls, leaking roofs, cracks in the pool or a damp basement in the summer!

Instead of thinking about the damage to our homes caused by dampness, most of us,  during the summer - especially those of us who are lucky enough to own a house in Mallorca - prefer to relax by the pool and enjoy barbecues with family and friends.

In the warmer months, it is easy to forget about the nagging problems in the house. Even those homeowners who foresaw an urgent need for renovation a few weeks earlier during the rainy season are now taking a much-needed break from renovations. But it is precisely this "resting on your laurels" that can not only result in numerous inconveniences but may end up costing you a lot of money.

Daniel Gingerich, building surveyor and director of the ISOTEC Mallorca Group, is familiar with this phenomenon amongst his clients. He advises all those affected by damp problems in their homes to deal with them as soon as they are discovered - even in the summer months. "The problem must be dealt with promptly in order to avoid further damage and thus greater effort and higher costs. For some jobs, the summer months can even offer particularly favourable conditions."

 


Summer is the ideal time of the year, especially for exterior waterproofing, a process where the exterior masonry is permanently sealed and protected from moisture. As the ground is less damp, groundworks can be carried out faster and much easier than in autumn and winter. The use of the sealing material is also easier in summer temperatures. In addition, the drying times are extremely short, which makes it possible to finish the work much earlier. Therefore, after a very short time your garden and terrace are back to being beautiful once  again.

 


Gingerich explains another reason why homeowners should repair moisture damage before the heating season: damp walls are an energy-consuming factor and can become a significant economic burden for all households. "Even if the damp in the walls is only about 4 percent, the insulating effect of the masonry is reduced by more than half," explains the expert. "In plain language: energy costs for living spaces can double." Not good news in times of soaring heating and electricity costs.

The question of whether the renovation in summer makes sense is redundant for those who do not want to be surprised by greater damage or higher energy costs in the cooler months of autumn and winter.
