You Need a Bloodhound

Las Vegas Commercial Real Estate Requires One

I have been doing commercial real estate in Las Vegas since 1991.  I have worked through growth spurts and recessions in this town.  The art of finding the right commercial property for my clients involves matchmaking and sometimes acting like a bloodhound.  I do not stop until I find what they are looking for.  Whichever commercial broker you decide to work with, here are five factors to consider when looking for commercial space in the Las Vegas Valley.

  1. First and foremost, find a commercial real estate agent who actually specializes in commercial real estate.  This is opposed to residential agents who "dabble" on the commercial side.   No offense intended but commercial is a different animal.  I work with residential real agents professionals on a generous referral basis of 25%.
  2. Zoning - what is the nature of your business?  Is your business retail, restaurant, warehousing, manufacturing, professional services or heavy industry?  It matters.
  3. What kind of access do you require?  Do you need to be near McCarren Airport?  Do you need a railroad spur?  Are close vicinity to our highways important?  Do you need a truck ramp?  Is street visibility important to you?  What about parking?Be sure to go over ALL specifics with your commercial real estate professional.
  4. Consider your future growth - make sure that you take into account your business growth and look at commercial options that may be bigger than what you need right now.  Subletting the other part may be an option.  Talk to your commercial agent about the future plans for your business.
  5. What are the building specifics?  For example: ceiling heights, door sizes, power, fiber optics, power specifications, office space (open or partitioned), kitchen, etc.  Right down your need list and your wish list and go over these carefully with your real estate agent.
