    Work has begun to deliver sustainable, affordable homes using an innovative approach which includes offsite manufacturing methods, to build urgently-needed homes at pace. EDAROTH UK is working with Raven Housing Trust to deliver the homes across four sites in the Epsom area of Surrey, in a development which will transform disused garage sites and add value to existing communities. The homes are being designed and delivered by EDAROTH which uses a UK factory to manufacture most of the parts for the house which are then assembled onsite - making development quicker and less disruptive for residents living nearby. Mark Powell, managing director at EDAROTH said: “This is a progressive development to build much-needed affordable housing for residents within communities, delivering high quality, net zero housing stock in the most efficient way. “EDAROTH was established with the guiding principle to create sustainable, low carbon and affordable housing, and we’re pleased that work is underway in what we hope will be a programme of development working with Raven Housing Trust, a truly collaborative partner which shares our vision for developing communities.” The scheme in Surrey is the first in a number of new contracts due to go live for EDAROTH, which is bringing a fresh approach to the housing market by utilising brownfield and former industrial land to release genuine social and economic value back into communities.     How can we deliver the volume of new homes at the pace the country needs over the next five years? That was the discussion today at Housing Today Live where EDAROTH UK’s development director Graham Kauders joined a panel discussion with other industry experts to look at the issues of funding, capacity for delivery and the need for a new approach to make a real difference to the housing crisis in the UK. Among the key points being made by Graham was the need to embrace industrialised methods of construction in order to be additive to the market, and a call for government to reclassify housing as infrastructure in order to give it the priority it derseves. But the UK’s housing crisis extends beyond just building more homes. Legacy asset management practices are failing to maximise the lifespan and value of existing housing stock.     Change begins now’ and nowhere is that more urgent than in housing. Today’s housing targets and plans to prioritise brownfield and grey-belt land address two major barriers facing the sector, but we need to ensure that affordable and social housing is prioritised. EDAROTH UK released research last year that found grey and brownfield land development could provide 100% of the land required to tackle the social housing waiting list. New targets and new approaches to land use tackle two of the key issues in our sector, but incentivising local authorities and housing developers is also vital to create a pipeline and bring forward investment that will deliver affordable housing within existing communities. https://lnkd.in/erbKVmVC

    Last week EDAROTH UK and AtkinsRéalis were at UKREiiF in Leeds along with 12k other built environment professionals, involved in key discussions about how to develop long-lasting solutions to tackle the housing crisis in the UK. And, this week we’re looking at how those solutions can actually be delivered on the ground to provide new, truly affordable, sustainable homes. We were delighted to host a visit from Olle Dierks and Daniel Dersén from the Innovation Unit at UN-Habitat (United Nations Human Settlements Programme), the organisation behind the Climate Smart Cities Challenge - of which Bristol is one of four winning cities from across the world. As part of the competition, we have to demonstrate how to bring innovative, climate-smart housing solutions to the city, working alongside a number of different partners and organisations as the Bristol Thriving Places team, including Housing Festival among others. As part of the UN Habitat visit, we took them to sites in Bristol that have been earmarked for development by EDAROTH, subject to planning permission, which aims to transform under-used garages and brownfield sites. These are small parcels of land across the city and sites that may have fallen into disrepair which can attract anti-social behaviour. By approaching them as a whole network of sites, which bring value as new homes and open up green and climate-resilient spaces, we can house a significant number of people and help to create connected thriving places.     Shadow housing minister Angela Rayner MP was at UKREiiF to deliver a keynote on housing and the need for 40% affordable housing targets for new towns. Here's what EDAROTH UK MD Mark Powell made of it: “It’s encouraging to see senior politicians putting affordable housing on the agenda in this way with clear targets for development, which has to be part of the solution. “The next step is to see some more detail about how these aims are going to be achieved and the actions that need to be in place to address the housing crisis. “For a start, reclassifying social housing as infrastructure (in the way some European countries do) will help stimulate private sector investment and enable it to be better evaluated in the context of the broader economy. “The establishment of a housing commission as an independent expert body responsible for establishing and tracking goals for social and affordable housing including wider economic and social benefits, would also be a welcome step. “Housing targets must be aligned with local needs and design standards, which would speed up planning permissions and reduce burden on local authorities. We also need social housing that is fit for the future, meaning focus on affordable, net zero carbon homes. “And of course, as an industry, we need to see a big increase in the amount and stability of the housing construction pipeline in order to attract private sector investment.     We're at UKREiiF this year where we will be at the heart of conversations to find solutions for the current housing crisis and, more importantly, how to deliver those solutions at pace and scale. We've seen shadow minister Angela Rayner make a keynote speech talking about housing targets today which is welcome. But we would go further to suggest reclassifying housing as infrastructure as well as setting up a housing commission to tackle the crisis, as steps we would support. Managing director Mark Powell was one of many guests at the AtkinsRéalis Sky Lounge fringe event at the end of Day 1, taking in the amazing views over Leeds - a city with big plans of its own for economic expansion and activity in the coming years.     While it is positive to see the latest recommendation from the Levelling Up, Housing and Communities Committee calling on the Government to increase delivery to 90,000 social rented homes a year - the need for new social homes is much higher as we all know. In our latest white paper - New approach, Better homes, Brighter future - we set out how to achieve that much-needed increase in new homes. We believe that if we don’t find a way to increase the delivery of new social homes, we will fail to address the growing housing emergency. This can only result in low-income and vulnerable households remaining trapped in unaffordable, insecure and, in some cases, unsuitable and unsafe homes. In this whitepaper we also explore the benefits that modern methods of construction (MMC) bring to the sector, and why we must embrace them as a central part of UK social housing strategy to deliver the additional homes that are needed.
