We specialise in the design of NPPF 'Paragraph 84' dwellings of exceptional quality in the countryside.
About us
Hawkes Architecture are the only architectural practice in the UK to almost exclusively specialise in the design of Para 84 (formerly Para 80) houses of exceptional quality and innovative nature of design. We have an enviable track record and have an unparalleled level of success obtaining consent for proposals submitted under this unique UK planning policy. Often these projects have been in highly sensitive areas of the open countryside, including Green Belt, AONB, Heritage Coast and within Scheduled Ancient Monuments.

A lovely Christmas present for one of our clients. On Christmas Eve we received notice from Buckingham Council that our #paragraph84 house set within a woodland plantation on a former WW2 camp was granted delegated consent. Another great team effort thanks to Jenny Henderson at Ridge planning and Davies Landscape Architecture. A new record for Hawkes having received consent for 5 #para84 projects in a single year - extending our total to 35 consents under this exception policy. 2025 is going to be epic with more houses under construction than ever before.

Recycled bottles embedded in the wall give the side access at our Echo Barn #Para84 an added splash of colour. The wall is made from local bricks and the gate from sustainably coppiced sweet chestnut. 🌳
