The Partnership recently submitted our response to the Government’s proposed updates to the National Planning Policy Framework (NPPF). We welcome this ambitious step toward sustainable development, housing growth, and economic expansion. Our official consultation response highlights the Partnership’s support for the introduction of mandatory housing targets, streamlined planning processes, the prioritisation of brownfield development and strategic land use, including sensible greenfield development. Thurrock faces a critical affordable housing shortage, with hundreds desperately waiting and homelessness rising. Sensible greenfield development is key in addressing Thurrock’s pressing housing needs and for stimulating local economic growth. While we welcome the progress, we continue to call on the Government to clearly articulate the linkage between housebuilding and the strategic potential for economic growth and infrastructure investment. This vision should clearly demonstrate how increased housing translates into job creation, improved connectivity, and enhanced quality of life for residents, supporting local economies and boosting regional prosperity. As we continue to make progress, the Partnership will continue to work together to help contribute to increasing affordable housing, which goes hand-in-hand with supporting economic growth, and the government’s proposed housing targets. 📣 New report! 📣 Brownfield sites (and the local people so keen to see them developed) will be key to delivering the Labour Party's Housing Ambitions. 🔗 https://lnkd.in/emb7Wg3Y This new report, made in collaboration with Landsec, British Land and Berkeley Group Plc uses Commonplace data to show local views on development and their wants from current Brownfield sites. We discovered that urban communities are overwhelmingly made up of 'YIMBYs' (yes in my backyard): 📍 79% believe brownfield regeneration would positively impact their local areas 📍75% want it prioritised over other types of development. This could massively help with the current housing crisis and for the current government to meet its 1.5 million homes target. Our CEO, Mike Saunders, had this to say: "This exciting report brings together three of the UK’s most respected developers with our own data and audience to uncover what communities really think about brownfield sites. It’s clear that they want their urban brownfield sites to be developed, and with great community engagement, they will support higher density of these developments in return for greater community investment. With manifestos published from the two main parties, it’s good to see that the joint Landsec, British Land and Berkeley Group Plc campaign to create cross-party consensus around brownfield urban regeneration continues to have an impact From Labour: Labour will take a brownfield first approach, prioritising the development of previously used land wherever possible, and fast-tracking approval of urban brownfield sites. From the Conservatives: We will deliver more homes in brownfield land in urban areas by providing a fast-track route through the planning system for new homes on previously developed land in the 20 largest cities. We will look at extending ‘full expensing’ to the delivery of brownfield housing. We will unlock new urban regeneration schemes. A consultation initiated by the Department for Levelling Up, Housing and Communities (DLUHC) runs until March 20, 2024. It focuses on contractual controls on land, as outlined in Part 11 of the Levelling Up and Regeneration Act. What's the objective? The government aims to enhance transparency surrounding option agreements and other control of land on a contractual basis in England and Wales. By creating a freely accessible dataset, the goal is to provide a comprehensive understanding of when these agreements are in place and who has the underlying influence. Last year, in our joint report with Landsec, we set out our recommendations for policy makers from all political parties on how to reform the planning system to deliver more growth, more homes and more jobs. While there is more to do to secure long-term sustainable economic growth in towns and cities across the country, we are pleased to see the Government's focus on urban regeneration and maximising the opportunity on brownfield land in draft changes to national planning policy published today. This is a significant step towards unlocking the potential of brownfield urban regeneration, alongside proposals to accelerate planning delivery and provide greater policy certainty for developers and investors. FRASER VALLEY DEVELOPMENT NEWS April was a peculiar month for the residential land market in the Fraser Valley with both a surge in offer activity and an increase in court ordered sales hitting the market. The gap between the well-capitalized groups and those drowning in debt is becoming more and more apparent. From the article: "Several build-to-rent projects in Sydney’s west have received development approval despite one of them being at significant risk of being flooded, as the NSW planning department prioritises new rental housing over potential residual costs down the line. The BTR push in Parramatta, Sydney’s “second CBD” in its western suburbs, coincides with the Minns government’s push for more housing around public transport hubs – the first tranche was announced on Monday – to help ease the state’s chronic housing supply and affordability crisis." I have to say it is good to see so many people talking about the housing crisis and now politicians are taking it seriously. There will be no easy solutions and early plans may not succeed like the 1.2M target for the Housing Accord. However, provided momentum to change continues this is a significant improvement from the inaction in the past 10-15 years. Any thoughts?
