Targeted Expansion The initial focus will be on major student hubs – Warsaw, Wrocław, Kraków, Poznań, and Gdańsk. Investor Backing The expansion is supported by investors from the Lagerbox group. Lagerbox, a leading self-storage operator in Germany and the Netherlands, brings a wealth of experience in managing large-scale development projects. With Q1 finishing soon. Here are some insights from SHW Property’s Q1 2024 South East Industrial Focus. In Croydon and the surrounding areas: ➡️Rents have increased from £19.75 per sq ft in 2022 to a highest £21 per sq ft achieved in 2023 ➡️Overall take up was on par with 2022 (450,500 sq ft in 2023 Vs 453,000 sq ft in 2022) ➡️Availability rose to 833,000 compared with 670,000 in 2022 (5.58%), due, in part, to Segro’s new development at Mitcham Road in Croydon coming on stream ➡️Logged demand remains high, totalling over 6 million sq ft, pushing up rental levels. Alex Gale, Partner at SHW, says: “2024, and the next 24 months beyond, will see a plethora of new developments coming to the market in this area, including: Prologis Beddington Phase 2; GLI’s twin schemes at Queensway in Croydon and Goat Road in Mitcham, as well as two schemes in Factory Lane Croydon from Bridge Industrial and Chancerygate.” Read more: https://lnkd.in/ewVFbqpK

We just completed a comprehensive Berkadia Carolinas Build-to-Rent Market Report. Here are key takeaways for several of the top metros in NC/SC: 1. Greenville, SC: The Greenville SC market was one of the early BTR adaptors – there is more stabilized BTR product in Greenville, SC than in Raleigh or Charleston by a wide margin. However, the pipeline has effectively shut off. 2. Raleigh/Durham: Raleigh has notably less BTR product than Charlotte, by a more than 2-to-1 margin. 3. Charlotte: There are more BTR units under construction in Charlotte than in Raleigh’s entire pipeline (existing, lease up, and under construction combined). 4. Asheville: There is very, very little BTR product in Asheville as a percentage of rental inventory -- providing a significant development opportunity. 5. Wilmington: There are more BTR assets in Wilmington that are in lease up right now than there are in Raleigh -- and 7 communities alone in Leland.
