EM BE CE’s winning design set to deliver robust and high-quality affordable housing EM BE CE’s competition-winning design for an inner-city affordable housing development, the Banagay project in Alexandria achieves efficiency and durability without sacrificing elegant design. Good design needs to be durable, low-maintenance and efficient – but it still needs to be good design. EM BE CE’s scheme for City West Housing in Alexandria provides a key example of how achieving one should not have to mean sacrificing the other. The client, City West Housing Pty Ltd, is focused on providing affordable housing through a model that builds, holds and operates their projects, ensuring a commitment to long-term thinking and efficient,well-built buildings. This project is set to feature more than 100 units with a design that prioritises community, structural efficiency, thoughtful spatial planning, shared outdoor spaces and site-specific architectural responses, ultimately doing more with less. Metropolis - An architectural icon, remastered for the future of work 💡 #Metropolis is an impressive 174,000sqft redevelopment which utilises a hybrid #timber and #steel solution to extend an iconic London landmark into new sustainable commercial space. Featuring an in-house café, gym, best-in-class cycle facilities, rooftop gardens and lounge, and private landscaped terraces to every floor, Metropolis is set to become ‘the healthiest, most productive working environment the UK has ever seen’. The redevelopment at 242 Marylebone Road, London, will extend the iconic landmark - previously the headquarters of Woolworths - and increase the existing building’s gross area by nearly double. B&K Structures have successfully delivered 1500m3 of cross laminated timber floor and roof decks and 500 tonnes of structural steelwork for the extension works. Canberra is set to be transformed with a new neighbourhood connecting the city centre to Lake Burley Griffin. We worked alongside Capital Property Group, EM BE CE and JOHNSON PILTON WALKER PTY LTD to design a vibrant mixed-use precinct, announced by the ACT Government this week as the winner of a public tender process.   The precinct comprises 502 homes – including 76 affordable rental dwellings – a hotel, an A-grade office building and retail, all centred around a new city park. The project will reinvigorate Canberra’s CBD with the promise of fine-grain, active urban blocks. Three Towers Up to 44 Storeys Proposed Near Bloor and Hwy 427 Broccolini has proposed a new mixed-use development at 1 Eva Road in #Etobicoke's West Mall area. Designed by BDP Quadrangle, the tallest of its three #residential towers would reach 44 storeys, making it the tallest proposal in its surroundings. Located just west of Highway 427 and near Bloor Street, the proposal aims to transform an underused #office site into a new community combining #condominium and #rental units. Broccolini has submitted a Zoning By-law Amendment application to the City of Toronto entailing three #towers — two rising 28 storeys (90.71m) and one reaching 44 storeys (137.55m) — all anchored by a shared seven-storey podium. Together, they would house 936 #residential units, including 29% two-bedroom and 11% three-bedroom suites. The design has a Gross Floor Area of 92,566.2m², with 91,726.9m² dedicated to residential use and 839.3m² for potential community uses (currently unspecified) on the first and second floors, resulting in a Floor Space Index of 9.36. In a noteworthy $100 million renovation project, Liberty Bklyn revitalized an eight-story LEED Certified Industrial loft building situated in Brooklyn's Industry City at the Liberty View Industrial Complex. With a vast expanse of 1.2 million sq.ft., the property boasts three impressive new lobby entrances following a significant modernization effort. A key player in this transformation, Liberty Elevator Corporation took charge of installing or refurbishing all 21 commercial and freight elevators. Of particular mention is the custom installation of twin glass hoist way lifts at the main entrance, enhancing accessibility to the initial two retail floors. The renovation stands as a testament to the commitment to modernizing and enhancing the infrastructure of this 1920s property, setting a new standard for industrial spaces in the Brooklyn area. The oldest buildings are the most sustainable buildings, and a very satisfying part of our work is being able to give an old building a new purpose and lease of life. Especially when it’s a distinctive brutalist building like this one in Sheffield city centre. Sheffield is known for its brutalist landmark buildings, such as Park Hill, the Moorfoot building, and the Moore Street electricity substation. Division House, the former Westfield offices on Division Street, is not as well-known, but it is a little brutalist gem. Working on behalf of our client MCR, we converted this building from offices into 39 residential apartments whilst retaining the ground-floor retail units on this popular city centre street. The things I particularly like about this scheme are: 🏘️ More new homes in the city centre 💰Local businesses occupy ground-floor spaces, supporting local commerce and activating the street. 🏢 Sheffield is known for its brutalist architecture, so the retention of this building contributes to local identity and distinctiveness. ✅ Breathe new life into a building whose former use had become obsolete, securing its future for many decades to come. 🏬 A good example of mixed use ‘gentle density, buildings ranging between 3-7 storeys. ♻️ Reusing the existing structure was a more sustainable alternative to demolition and the construction of a new building on the site. Division House is a project that can help bring new life into urban centres, and it is a classic example of our work.

The City of Toronto and CreateTO have announced KILMER GROUP, LLC and Tricon Residential as development partners for the redevelopment of the Toronto Coach Terminal.
