Mayor Eric Adams, in collaboration with Goldman Sachs and The Community Preservation Corporation, has launched a $50 million initiative aimed at empowering Minority Business Enterprises (MBEs) within New York City's affordable housing sector. The New York City Minority Business Enterprise Guaranty Facility is designed to catalyze up to $500 million in private construction lending, marking a big stride toward inclusive and equitable housing growth. This initiative not only addresses the urgent need for affordable homes but also seeks to dismantle the systemic financial barriers that have long marginalized minority developers. Given the city's agencies already awarding over $6 billion to MBEs in the last fiscal year, New York appears to be paving the way for a future where diversity and equity are the cornerstones of urban development. Yesterday we hosted our CIE Community Quarterly convening and learned a lot about the state of housing in Colorado along with the historical inequities and disparities that still impede us today. Thank you, Peter LiFari, for a wonderful presentation. Your insights and advocacy of affordable housing being something each citizen should enjoy. A couple key statements from Peter that really resonated were... 💡 “The future of housing is in the sky.“ (Based on density, environmental, social and community needs.) 💡 "Do we want MORE homeless or MORE housing?” 🤔 Housing values were a key takeaway from our discussion. Below are some things to consider: 🏠 Housing stability is national security 🏠 Housing is Civil Rights 🏠 Everyone needs a home to thrive 🏠 Housing abundance drives housing affordability 🏠 Housing is a continuum 🏠 Homebuilders are not the enemy 🏠 Filtering is real 🏠 The Market will not produce homes < 60%AMI without subsidy 🏠 Inclusionary Zoning alone will not solve your affordability challenges 🏠 Rent Control is a False Idol #inclusiveeconomy

Sharing an excellent report that's just been launched: Community-led Housing for All. Housing co-operatives and community-owned housing present a viable means for addressing Oxford's affordable housing crisis, by creating homes that are permanently affordable - as opposed to "affordable homes" sold on the private market that are only affordable the first time they are sold... Research shows that Black and Ethnic Minority individuals find themselves at the sharp end of the affordable housing crisis and yet are underrepresented in the co-operative and community-led housing sector (though this hasn't always been the case; there is a rich history of Black-led housing co-ops in the UK). This report looks at the barriers BME communities face in accessing community-led housing and shares recommendations to facilitate participation. Co-authored by community-led housing practitioners Henri Baptiste and Claude Hendrickson MBE, alongside researchers from University of Liverpool and Sheffield Hallam University. Earlier this month, a few of my colleagues at Douglass Park Asset Management and Lemor Development Group, including Easton A. Bell III, Rousol Aribi and Viviana M. Addo, attended the Fostering Neighborhoods: Hospitals and the Development of Affordable Housing conference hosted by the Federal Reserve Bank of New York. With a worsening affordable housing crisis in New York City and a scarcity of land, policymakers need to connect affordable housing developers with a range of institutional stakeholders, including faith-based organizations and hospitals to increase the supply of housing. According to the NYU Furman Center, there is the potential to add 30,000 units on hospital owned land. However, developing these units wouldn’t come without some challenges, including the cost of redeveloping this land, changing the zoning to accommodate these units and securing community support. My colleagues and I look forward to continuing to participate in these conversations on how the affordable housing industry can creatively use the resources that are available to us, including searching for ways to repurpose underutilized land and creating new partnerships to increase the stock of housing in NYC and nationwide.

Our GAI Community Solutions Group team is excited to see the formal announcement of a brand-new affordable housing development at the ‘Fun-Lan’ site on Tampa’s Hillsborough Avenue. This site was identified as a redevelopment site in the 2022 East Tampa Community Redevelopment Area (ETCRA) Strategic Action Plan Update, created by our CSG Team. As part of the plan, CSG identified eight specific ‘demonstration sites’ to showcase the potential of various ‘place types’ in East Tampa, ranging from employment districts to neighborhood-scale investments. The ETCRA site illustrations intend to provide a clear picture of the community’s objectives while inspiring local initiatives to create meaningful outcomes.
