Today we issued our half year results for the period ended 30 June. You can read the full announcement here: https://lnkd.in/eXvT5Cqu This time last year Vistry shifted its strategy to focus on building homes in partnership. In practice, that means the majority of the homes we build are now sold to our 141 partners before we even start building. This partnership approach enables us to build more of the high-quality homes Britain needs. And it’s why, this year, we expect to build 18,000 new homes – thousands more than anyone else. It’s also why we’re on track to build 1 in 6 of the UK’s new affordable homes. And this approach enables us to build high-quality homes more quickly – because pre-selling the majority of our homes gives us the certainty we need to get building. But we do more than just build homes - we create communities people want to live in. We are now committing to generate £120,000 of Social Value against every £1m we spend building; that means creating community allotments, skills academies, wildflower gardens and much more. And we’re delivering all that while maintaining our 5* HBF customer service rating (for five years in a row). And we’ve celebrated 45 quality award wins too. One year from our change in strategy and Vistry is now Britain’s biggest homebuilder, our business is growing and we’re building more homes than ever before. Our partnership approach sets us up well for the future too. We support the direction of the Government’s policy changes and we’re uniquely positioned to play a key role in supporting the delivery of the Government’s housing targets. We believe we’re best placed to help the Government address the housing crisis, and we can help drive growth in the UK through housing development and the economic benefits that brings. What is the point of Homes England? Since the election, one of the main questions we've been asked, both publicly and behind closed doors is what we think the future role of Homes England will be in delivering at a local level and as part of the commitment to 1.5 million homes. Frankly, whether there's even a role for us. Here's the answer to that, straight from the Minister... https://lnkd.in/eZtj-46D A resounding endorsement of our ambitions, our remit and our place as part of many tools to achieve the Governments aims. It confirms our two clear roles "...boosting growth through the delivery of new housing supply and place-based regeneration and placemaking." As Peter Denton succinctly puts it, "like Janus, the Roman God of duality". I particularly like that analogy as Janus "lives at the limits of Earth, at the extremity of Heaven", and is invoked at the start and end of all major endeavours. Which sounds like an average day in the Agency! The Minister has given us 7 key things to do: * I therefore expect the Agency to do everything in its power to accelerate development and increase delivery in 2024/25. * I would like you to continue to provide appropriate support to the New Homes Accelerator. * I expect the Agency to continue to support the Department’s work on new towns and other major schemes. * I would like you to take steps to ensure that the Agency is maximising the number of social rent homes. * I expect the Agency to support the reform and diversification of the housing market. * [The Agency] should continue to focus on achieving best value for money for the taxpayer and ensure that the Agency drives efficiencies and prioritises resources. * You should ensure that the Agency provides robust and timely input into the Budget and Spending Review processes. We welcome the Home Builders Federation’s (HBF) State of Play report which highlights the important role SME builders play in delivering much needed housing, infrastructure and employment, as well as the difficulties they face navigating delays in the planning system, policy change and increased construction costs. You will have seen the photograph we shared last week of our Group Managing Director, Paul Moran filming with the HBF at our Cavanna @ Elm Park community in Exeter. Today we’re pleased to announce that Paul was invited to feature in a film produced by the HBF and Close Brothers Property Finance entitled 'From the Ground Up', to support the release of the State of Play report. The video details the positive contributions delivered by SMEs and calls for continued momentum to address the constraints they face, to ensure they can continue to thrive. Wrapping up the IMN Mountain West conference with Clayton Turner. What did we learn? 1. Multifamily market in the area still digesting a lot of supply. Completes at a multi decade high but starts are approaching decade low. It may take two years to work off supply. 2. Local trades, like drywallers, are looking at empty order book 6-9 months out and are panicking. This could be when job losses get real led by the high beta construction jobs. 3. Mountain towns still trying to address affordability issues for workforce housing, but local governments are actively trying to address the problem. Denver is not as helpful on affordable housing. 4. Bids and Offers still far apart but no real sense of panic or distress. Deals don’t pencil yet with rates where they are. Thanks to IMN and the great city of Denver for hosting us.
