Plans have been announced for 30,000 sq ft Atom Valley hub. The sustainable materials and manufacturing centre will be located in Rochdale by the Metrolink tram stop at Kingsway Business Park. A planning application is currently awaiting validation, with a view to the hub being completed by summer 2026. This hub is a key plank of the overall public-private Atom Valley project which spans half-a-dozen zones across Greater Manchester taking in parts of Bury, Oldham, and Rochdale. The creation of a 17 million sq ft Atom Valley flexible employment space will eventually see the creation of 20,000 highly skilled roles and could turbocharge economic growth in the region. SMMC, which will have a net floor space of 29,300 sq ft, will host laboratory space, workshops, metrology space, design and analysis studios, a lecture theatre, and meeting rooms. It will also have flexible workspace for start-ups, office space for manufacturers, and a café. Wilson Bowden is on the project team for the development. The hub will go some way to supporting Greater Manchester Mayor Andy Burnham’s ambition to build a world-class cluster of advanced materials and manufacturing in Atom Valley. Central to the creation of the SMMC has been Greater Manchester’s Graphene, Advanced Materials and Manufacturing Alliance, a group of manufacturers, universities, and public bodies. They aim to create an advanced manufacturing ‘super-cluster’ in the North of England, focused on advanced materials and industrial digital technologies to support advanced manufacturing in its transition to net zero. A very insightful post on a subject that is certainly in need of a good airing, thank you Justin Kirby. We at Demand Logic are all too aware of all of the issues raised and are doing what we can to help construction teams set buildings to work well and maintenance teams operate them efficiently and comfortably. Providing actionable insights via real-time analysis of existing BMS data is a cost-effective way to de-risk construction projects and optimise building performance while supporting and augmenting any rating/accreditation scheme. Our platform provides a collaborative environment for everyone involved to work together to minimise the otherwise inevitable performance gap. While this works very well with the 'traditional' control systems that still seem to be specified as standard, there is scope for taking this up a level by configuring systems to take advantage of existing analytics technology, but that is unlikely to happen without being specified. The data is there; please let us use it! I'll be at London Build Expo and would be very happy to discuss this topic, from specification through commissioning and system validation to operation, with anybody similarly passionate and/or frustrated.

So, 2024 has been interesting and challenging for me so far but it offers a time to reflect, looking back at 7 years at New Anglia Local Enterprise Partnership (LEP) and looking forward to my ‘new’ role at Suffolk County Council as Head of Enterprise Zones and Innovation, based in Ipswich, Suffolk, UK (my home county). In some ways I have come full circle (in a good way) as much of my early career was spent in Ipswich, in economic development, before ‘flying south’ with several years working in Western Australia (Joondalup and Wanneroo) and South Australia (City of Salisbury). [G'Day to former colleagues!]. I hope I brought back to the UK a bit of that Aussie innovation and creativity…. 😎 I'm very proud of the team that I led while at New Anglia LEP but 3 major highlights for me personally are; 💫 Connected Innovation: Set up the UK’s largest regional network of innovation centres and hubs.  From concept creation to securing funding (thanks Madeleine Coupe!), we grew the network from 12 innovation hubs to over 25 today, ably managed by James Allen supported by Scott Cogman, Katie Snell and James Williamson, linking in our clusters from fintech and ICT to manufacturing (NAAME) and agri-food. We also unlocked around £9 million of public investment to support businesses and created a new Action Plan with Innovate UK to drive forward our regional innovation economy. 🚀  Space East: Founded the UK’s newest space cluster which started off as conversations between myself, Jon Wakeling and Rob Adlard, setting up the steering group, developing the strategy and securing funding from UK Space Agency (thanks to James Allen and Katie Snell), then launching the ‘Space East’ cluster. We entered an exciting new phase 12 months ago when Stuart Catchpole joined the team, since taking Space East to infinity and beyond! 🏗 Enterprise Zones: Overseen the delivery of our Enterprise Zone (EZ) programme, where we have worked with local councils and developers to unlock commercial development and investment across 16 sites. Credit to Eunice Edwards and Jennifer Wigzell for their work over many years, supporting the delivery of around 5,500 jobs and 220+ businesses and helping secure £890m+ of investment into our Enterprise Zones. In addition to acknowledging my team, I want to recognise the leadership and vision from LEP CEO’s Chris Starkie and Rosanne Wijnberg, LEP Leadership Team and LEP Chairs over the years C-J Green Doug Field OBE, Mark Pendlington Andy Wood OBE DL plus many supportive past LEP board members - too many to mention but thanks to Johnathan Reynolds Peter Brady Corrienne Peasgood OBE Mark Goodall and Katy Davies I’m looking forward to working with Rob Hancock and the team at Suffolk County Council (old and new faces) and reconnecting with past Suffolk colleagues from across a number of organisations and businesses. So, like a boomerang, I am back, definitely older, a bit wiser, but ready to write my next chapter….

This is my penultimate post in a series of key insights from my outreach this year before I take a break, which might come as a relief to some of you 🤣 As you have probably noticed, most of these recent posts come back to the overarching project-operations gap between (#mechanicalengineering #mep #constructiond) Design + Build and Operations (#buildingoperations #facilitiesmanagement). That's because, as Digital Buildings Council's (DBC) treasurer Mike Hook at founding member LMG (lmgiq.com) pointed out at the launch of the DBC's initial Working Groups, the overarching gap between construction and operations digitalisation drives many of the DBC's planned working group initiatives. At the same time, the surrounding discussion about digitally bridging the project-operations gap is likely to drive several additional interrelated initiatives: https://lnkd.in/e-p3GF5F It's just that I am surprised that this challenge has not been articulated and even really discussed by other initiatives and bodies connected to where digital and property meet (particularly those more focused on #smartbuilding enablement). It's based on a discussion I had with Lucas Cusack at Glider Technology when we met at PropTech Connect back in September. Lucas also kindly stepped in at the last moment to participate in the London Build Exp panel. This dot joining may sound like a scratched record now given my banging on about it since PropTech Connect, but perhaps the #SoftLandings framework also needs a smart or digital overlay. And, again, I am surprised that the joining of the dots between the project-operations gap and soft landings framework has not been articulated and even really discussed by other initiatives and bodies connected to where digital and property meet... Hopefully, more on this soon.

It's been a busy couple of months, not least because of event partnerships. For example, the Digital Buildings Council (DBC) I now support launched their Working Groups at PropTech Connect (PTC) in early September: https://lnkd.in/dHBMSMXA As mentioned in Smart Buildings Mag, many of the project initiatives connected to these Working Groups are driven by the overarching gap between (digital) construction and (increasing digitalisation of) operations that still exists: https://lnkd.in/e-p3GF5F That problem is something I have (co-)written about previously. In short, Building users and facilities staff remain frustrated by the lack of influence and input they have over smart specifications defined during the design and planning phases, by stakeholders that will walk away at practical completion, even though they ultimately run the building. https://lnkd.in/enKGYK-V Connected to this is a distinction between ‘efficient’ and ‘effective’ buildings because technology and materials can be specified and deployed to make buildings more efficient (e.g. for energy consumption), but if they are not occupied they are not effective and therefore not sustainable. I’ll come back to this because I also moderated panels on smart building ROI at PTC and as a follow-up as part of the DBC's event partnership with the Smart Buildings Show earlier this month, where using Success Metrics rather than just #smartbuilding design by Use Cases were discussed in both. Having also attended the International WELL Building Institute (IWBI) regional summit in London last week, I was struck by the #ESG framing of those I met rating buildings. That seems connected to who is doing the commissioning, hence what I am guessing is behind the IWBI's crosswalks and alignments with other ratings: https://lnkd.in/eNjF3R8t How technology helps investors/developers/owners/operators/occupiers meet these ratings, however, was not really discussed at the summit despite the tech sponsors. The NABERS rating, now administered by CIBSE in the UK, is particularly interesting given the role tech can play in ensuring the required energy 'performance' is met (among other things). Joining the dots here, I have mentioned previously that a digital-type overlay to #softlandings framework like BSRIA's might be a starting place to help plug the projects-operations gap. Showing how success metrics are being met in operations could form part of this, particularly framed around ESG and both the efficiency and effective sides – not least because there are existing ratings that can be applied. Smart building ratings would ideally also evolve to become more performance-orientated but in the meantime, they can still provide useful frameworks for helping define success metrics rather than just the accruing of points for using tech for its own sake. Somewhere in there is the basis for collaboration possibly to be discussed at both London Build Expo and BRIA Briefing next month: https://lnkd.in/e5CDAzYX
