    ECE Planning is pleased to announce that the Mid Sussex Planning Committee has voted to approve a residential development for 50 new homes at Hanlye Lane, Cuckfield.   Working for our client Sigma Homes Group alongside ECE Architecture the approved development represents a thoughtful, landscape-led scheme providing much needed, high-quality housing within the District. The application site is allocated within the Mid Sussex Site Allocations DPD for up to 55 dwellings at the settlement edge of Cuckfield. Working alongside Mid Sussex Council, the approved scheme represents a commitment to enhancing the natural environment, with notable features including: 🌳 Extensive Green Infrastructure – A central 'Green Spine' with tree planting, natural play areas, and pathways to connect people and nature while boosting biodiversity. 🌿 Sensitive Design – Buffer zones around significant trees, preservation of ancient woodland, and new native planting to protect and enhance local habitats. 🏞️ Respect for Scenic Views – Retention of key views toward the South Downs and careful integration into the character of the surrounding area.   Additionally, the project includes improved footpaths and cycleways, enhancing connectivity within the village and surrounding countryside, while leaving the southern portion of the site undeveloped for recreation and habitat protection. This approval showcases high-quality design alongside the natural environment and provides meaningful community benefits. A huge congratulations to all involved.     We are delighted to confirm that Sigma Strategic Land has just successfully exchanged on a new promotion agreement for a prime site in Wivelsfield Green, Lewes, East Sussex. The site spans 32 acres, adjoins the settlement boundary, and offers excellent short- and medium-term development potential. This site was secured through direct negotiation with the landowner and their agent, and with a determined effort by all of the professional team contracts were exchanged just 12 weeks after agreeing the Heads of Terms — a fantastic team effort to get this deal over the line in such a short timeframe. We now look forward to working closely with the landowner and agent to explore opportunities for an early planning application.     Well done Brigid Taylor on your recent success! We are really pleased to have helped Hathor Property gain planning permission for a development of 4 homes on an equestrian site in the countryside at Ball Hill, near Newbury. This includes one custom build dwelling, together with 3 other market dwellings   Being situated in the North Wessex Downs ‘National Landscape’ (formerly ‘AONB’), it was imperative that we brought forward a sensitively designed scheme which was appropriate to its setting. Via early consultation with stakeholders, including the Parish Council alongside landscape and ecology specialists, the team were able to develop a scheme which received wide support from the Parish Council, Basingstoke and Deane’s planning officer, as well as highways, waste, landscape and biodiversity officers.   The application was considered by Basingstoke and Deane’s Development Control committee on, where it received enthusiastic and unanimous support. During the debate, members noted that they were “delighted with the proposal and delighted to move the officer’s recommendation for approval”. They commented that they liked the scheme, and felt it was “pitched exactly right – the right form of housing in the right place”   Key to the successful outcome was the fact we identified and addressed a specific need, in this parish, for smaller bungalow dwellings. The proposal delivers 2 bungalows (including the 1 custom build dwelling) which are very much in demand – a point reinforced by the buyer interest which was apparent as soon as the application was publicised. The scheme also delivers a huge 80% biodiversity net gain, including a 5m wildlife corridor around the site perimeter and a wedge of woodland planting which will help screen views of the site from a nearby right of way.   High quality design, which delivers real environmental benefit, together with proactive approaches to planning and engagement really can deliver much needed housing, even in protected landscapes in the countryside.    Well done, Hathor Property Ltd and thank you to the team involved; Nick Culhane, John-Paul Friend, Ian Sullivan.     **FAMILY HOMES FOR GLOUCESTERSHIRE VILLAGE** Zesta Planning Ltd are delighted to confirm that we have secured planning permission for 5no. detached family homes in #Shurdington on the outskirts of #Cheltenham on behalf of developer clients. Given the location of the site within the Green Belt and the Cotswolds National Landscape (AONB), this was a highly constrained site in planning terms. Working closely with Apex Architecture Ltd, LVIA Ltd, Tree Frontiers Ltd, Ecology by Design Ltd and Rappor, we were able to present a high-quality and sustainable scheme to the Council. This scheme was successfully put forward as a limited infill scheme within the village, one of the exceptions allowing development within the Green Belt. Furthermore, owing to this layout, the high-quality design approach, including a detailed landscaping scheme, and close relationship to the village, no landscape harm was identified. Full planning permission was secured at the Tewkesbury Borough Council Planning Committee following detailed negotiation and ultimately support from the planning officers.     Appeal success - Outline Planning Permission for one dwelling Interesting decision as a blanket designation to a character area should not prevent all development subject to it preserving that character, which was proven to be case here. The benefits of providing indicative visuals of the how the proposal would sit on the site was also a key element of the Appeal submission, which helped the Inspector reach their positive conclusion. #planningapproval #appeal #architecture #berrys

    Clear recognition in this appeal decision that the "chronic and deteriorating" housing land supply position in the South Bucks area of Buckinghamshire formed Very Special Circumstances to outweigh Green Belt harm. It is also interesting to note that the Inspector concluded that the current progress of the Buckinghamshire Local Plan, which is slower than anticipated, indicated that the "plan-led approach to resolving the urgent situation is unlikely to present itself in the short term". https://lnkd.in/eE7jiXHq

    🚨 Resolution to Grant - 100% Affordable Homes Scheme in Waverley 🚨 We are delighted to announce that the planning application for 27 affordable homes at Binscombe, Godalming for Opus Works secured a resolution to grant at the Waverley Borough Council planning committee meeting last week. The fully affordable scheme will deliver 17 shared ownership homes and 10 affordable rented properties (capped at 65% and 70% OMV) all designed to meet the Nationally Described Space Standards (NDSS) and help address a shortfall of these tenures of housing within Godalming.   The proposal was designed to address the local heritage assets using materials consistent with buildings in the nearby Binscombe Conservation Area. Additional public benefits included the provision of carefully crafted public open space that contains the built form of the development, allowing the delivery of a Local Area of Play, SuDs, BNG in excess of 50% and footpath connections in to the soon to be improved Copse Side woodland.     I'm delighted to state that Opus Works has secured resolution to grant for a 27 unit scheme in Binscombe, Godalming. The scheme evolved over a substantial pre-application and post-submission period utilising significant engagement with local decision-makers and Council officers and will deliver 100% affordable housing to directly respond to acute local need, alongside more than 50% BNG, 44% of the site dedicated to POS and a 66% reduction in carbon emissions. The scheme will also deliver landscape and public realm enhancement, meaningful improvements in site drainage through SUDs, a natural local area of play, new accesses to connect the local area into the POS and improvements to existing accesses to enable improved journeys to local amenities. We're also committed to working with the Council regarding a TRO to reduce the local speed limit to 20mph and to help identify local residents to live in the affordable houses. It is possible to deliver beneficial development that goes right to the heart of housing need, gives back to the community and remains viable. It's not been easy, but we've just proved our concept works and I'm incredibly proud of what myself and Rob Symons have achieved.
