We work on a lot of big projects at Zesta, but sometimes we are asked to assist on smaller jobs too. This one in Cheltenham was particularly satisfying! The homeowner had been trying for many years to secure permission for a two storey extension to their property. First, they tried for an extension to the rear, which failed on amenity grounds. They then applied for a side extension, but that was also refused due to proximity to protected trees. The architect approached us for our advice and it was quickly apparent to us that the client could build an extension of a similar size to what they wanted under householder Permitted Development Rights. So, we applied for a Certificate of Lawful Use to demonstrate that this was an option. Having received the certificate, we then applied for the two storey extension that they had originally wanted all those years ago, which incidentally, was only half a metre larger than what we had secured under the Certificate. In doing so, we made the case that the fallback position of the Certificate meant that there was little benefit in the Council continuing to withholder permission for the preferred scheme. In this context, the Council granted planning permission without hesitation! A very happy client and we were delighted to be able to assist in working through this issue. We look forward to seeing the extension built!

**ANYONE FOR....PADEL?** 2024 may be rapidly coming to an end, but there's still time for one last Planning Committee success! Zesta Planning Ltd are absolutely thrilled that the Cheltenham Borough Council Planning Committee last night resolved to grant permission for an enhanced #padel facility at East Glos Club, Cheltenham — Tennis, padel, squash, racketball. The facility will involve the installation of canopy coverings to the existing 3no. padel courts to allow play in all weather conditions, as well as the provision of 4no. additional padel courts. The demand for this rapidly growing sport in #Cheltenham is huge and these proposals were essential for the club to meet the demand, alongside their existing tennis, squash and racketball offering. A significant amount of work has been undertaken behind the scenes to get to this stage by East Glos Club, Cheltenham — Tennis, padel, squash, racketball Darren Morris and the consultant team (Zesta Planning Ltd, Raise Partnership Ltd., Richard Savory, Leonard Design, Noise Harvest, ATW Ecology Ltd), involving rounds of public engagement and pre-application discussions with the Council.
