We hosted Fields in Trust for the launch of their refreshed standards for open space - The Fields in Trust Standards. We recognise that quality open spaces are fundamental to the success of any new development – they are a key element of our placemaking strategy focusing on the ‘spaces in between the buildings’. Lands Improvement (LIH)
Real Estate
Lands Improvement is one of the UK’s leading strategic land development companies and master developers.
About us
Lands Improvement is a strategic land development company operating throughout the UK. The company acquires greenfield and brownfield land, priming the land for residential-led development by obtaining outline planning and delivering strategic infrastructure. The portfolio of landholdings consists of around 4,000 acres of land across the UK – a total of 20 assets with 28 live projects at stages from planning promotion to land sales. The history of Lands Improvement can be traced back to 1853; the company being founded to provide capital assistance to farmers. Today, Lands Improvement continues to work with farmers and a wide range of landowners to assess development potential of sites and add value through planning and infrastructure delivery. Our approach to planning is to work with and understand central and local government, local committees and all stakeholder issues and objectives to endeavour to bring forward schemes which can navigate the planning system and deliver local infrastructure improvements. This provides “ready to build” land parcels for housebuilders and developers. With the advent of the changing dynamics of the UK planning system, central government influence over housing, the supply/demand imbalance of housing in the UK and local authority/community-specific issues, this requires a “bespoke” approach to each potential development. In order to adapt to changing conditions, and to remain flexible in our approach to challenges, we have a team of 20 based in the City of London, including experienced managers with planning, engineering, development and financial knowledge. The team performance is clearly demonstrated through its exceptional track record over many years. Looking forward, the company continues to acquire land as the business generates capital through sales with a business model which has delivered consistently high returns across a portfolio of landholdings. Lands Improvement is part of the Telereal Trillium Group.

This festive season, we are proud to support LandAid, a charity dedicated to ending youth homelessness in the UK, by making a donation instead of printing and sending traditional holiday cards. Each year, we invite the children and young relatives of TT Group and Lands Improvement employees to design the artwork for our card. This year, we would like to thank Aakifah Ali, age 9, daughter of Mo Ali from the TT Group Service Desk Information System team, for her delightful drawing. From all of us we wish you a joyful and happy holiday season.

Lands Improvement (LIH) are very happy to be supporting Fields in Trust and LDA with this important update to the Fields in Trust’s ’Guidance for Outdoor Sport and Play, Beyond the Six Acre Standard’. Please get in touch with Ben Phillips with any ideas you have for best practice case studies that could be included within this update.
👀 #Designers, #landscapearchitects, local government teams – we need you! What do you think are the best examples of public open spaces across the UK that you have been involved in – from community involvement to design to management? We are looking for case studies of the very best, from city parks to community woodlands including playing pitches, outdoor sports or play spaces. Fields in Trust and LDA Design are working together on an update to Fields in Trust’s 'Guidance for Outdoor Sport and Play: Beyond the Six-Acre Standard' and are looking to showcase what works well and share lessons learnt. We are particularly interested in projects that have been created using #FieldsinTrust Guidance as a positive and proactive tool to deliver exemplars of open space. We want to understand the key challenges you had to overcome, who you needed to engage with to achieve success along with how you are tackling the issues of long-term management of spaces. How did you make the space accessible, safe and inclusive? Did you think about how the space would support physical and mental health and wellbeing and support active lifestyles? Was improving climate resilience a design factor? And what management is in place to ensure the space feels cared for in the long term? Add your project to the comments and we can follow up or fill in this short form: https://lnkd.in/etc92-us to make sure your project is in the running for inclusion. We'd love to have all examples back by 31st October. Huge thanks in advance for all your support and help us spread the word. 📷 Robin Forster Helena Smith Chris Swan Tom McCreesh Jemma Hall Ian Houlston Tom Perry Alison McCann #play #sport #openspace #publicspaces #parks #casestudies #inclusion #biodiversity #fieldsintrust #localgovernment #greenspace #bettertowns #bettercities #nature #biophilia Landscape Institute

Last week we held our annual team away day with this year’s destination being Sheffield. Lucy C. Plumridge, Duncan Thomas and Anna Kiho from HLM Architects took us on a tour of the city showing us amazing buildings and places such as the Winter Gardens, Tudor Square, Kelham Island, Little Kelham and Coles Store. On day two we toured the Urban Splash regenerated Park Hill. The tour was conducted by members of the Residents Association who took the time to show us the Brutalist, concrete icon, and the largest listed building in Europe that they call home. Continuing with our series of #placemaking roundtable events, we have now published the output whitepaper from our ‘Better Play in new developments’ session. Our second roundtable was kindly facilitated by Sportsmith Ltd Director Trevor Smith and chaired by Lands Improvement Development Director Ben Phillips. The session looked at why play provision within new developments isn’t always successfully delivered resulting in unimaginative and inadequate spaces. Through combined discussions, the participants were able to develop new visions and propose key objectives that all parties, be it developers, councils or residents, should seek to achieve. Once again, thank you to the industry experts that attended and for giving valuable insights and suggestions for how we can all do better.
