Since being in post, it's been a priority as a Department to work closely with our Planning Committee Members, who are all committed to making sound decisions. We've actively looked to support them, provide learning opportunities, and be accessible to discuss anything planning. We have been candid about the implications of housing land supply, the clear 'direction of travel' from Government, and provided analysis and findings from Appeal decisions in District and further afield. We have in particular explored 'what's the harm' and planning balance weighting. Here's the result of those efforts when presented with a quality, albeit challenging proposal (in terms of its scale vs size of host settlement combined with a unique contextual situation). Members recognised the careful response to context, locational sustainability, and comprehensive set of wider community gains the development will deliver in their supporting of the Officer recommendation. #developmentmanagement #lpa #planningcommittee #housing #housinglandsupply
Delighted to share that our outline application for up to 185 dwellings was APPROVED subject to S106 by members of Wychavon District Council planning committee last night, following a recommendation for approval by Planning Officer Adam White. This landscape-led development will create a well-connected, high quality new community in a sustainable location with good pedestrian access to amenities, bus and train travel, and local schools, and will help address the significant housing shortfall in Wychavon. The scheme will also deliver: · 40% affordable housing · 5 self/custom build plots · 6 bungalows (as a minimum) · 50% green infrastructure, unlocking open space to be enjoyed by dog walkers, children and existing and future residents of Pinvin · 15% biodiversity net gain · 2no. pedestrian and cycle access to create an active, sociable new community An excellent result on land not allocated for residential development in the adopted or emerging SWDP, but in a sustainable location that can create a landscape-led, connected new community in Worcestershire to address the significant housing shortfall in Wychavon District. I was delighted to see Officers and Members taking a pragmatic approach in the light of a national and local housing crisis. A huge thank you to Officers at Wychavon District Council, and Simon Hawley at Harris Lamb who advised throughout. Onto S106 and RM!
