Last month, I had the privilege of attending the Council on Tall Buildings and Urban Habitat (CTBUH) 2024 International Conference in London, where industry leaders tackled a pressing question: should we build new or renew what we already have? The consensus? Retrofit is the way forward. From reducing carbon emissions to breathing new life into vacant office spaces, the conversation highlighted the environmental, social and moral duty we have to rethink urban development. 🌍🔄 Here's my event report for Construction News. The future of construction is sustainability – but how do we achieve this? With a challenging new project that repurposes an existing facility instead of building a new one. Vaughan Constructions partnered with Urban Logistics Co. to do just that, transforming a 39,000m² facility in Altona North into a bigger and better 52,300m² space. It now has seven separate tenancies, each with its own office space and amenities. There’s also 101,000m² of external concrete hardstand and expansive landscaped areas. The project consists of... 🔸A zero carbon, ultra-low energy footprint office development, employing a “fabric first” approach to building design. 🔸Offices heating and cooling strategy using a reversible heat pump, changeover system either supply heat or cooling. 🔸Thermally Activated Building Structure (TABS). 🔸Offices are to be fitted out to a Cat.B standard. 🔸A design that will result in a significant biodiversity net gain within the site and provide a valuable stepping stone for wildlife within an urban environment. Australia is behind the rest of the world for buildings that are energy efficient. Even though this is slowly changing as we become more aware of our use of construction materials and their impacts, much still needs to occur to attain energy-efficient and resilient buildings that stand the test of time with changing climate patterns. Undoubtedly, we’ll have to start designing smarter buildings to cater to climate change’s impacts, as our buildings are energy-intensive. We could look more towards incorporating overseas glazing methods and ways of using less floor-to-ceiling glass on high rise buildings in general. Also, incorporating more vertical gardens in our builds and learning more about climate-adaptive design. With so many proposed high rise residential buildings earmarked to meet Brisbane’s housing crisis, now would be a good time to incorporate climate change best practice into the designs.
